RTMs

Practical, expert support for Right to Manage companies – helping directors take control of their building with confidence.

★ ★ ★ ★ ★

Since switching to Haymarket, communication has improved dramatically. The team is proactive, responsive, and always keeps residents informed about ongoing works and maintenance.

Forming a Right to Manage (RTM) company gives leaseholders the power to take control of their building’s management, often after years of poor service, unresponsive freeholders, or a lack of transparency. But taking on that responsibility can feel daunting for directors juggling it alongside their own jobs and lives.

At Haymarket, we work closely with RTM directors as trusted partners, providing clear guidance and dependable support to help them meet their responsibilities with confidence.

We understand the pressures that come with managing a building alongside other commitments, so we keep things straightforward -offering practical advice, transparent reporting and responsive communication at every stage.

From compliance and budgeting to day-to-day operations and major works, we ensure directors are informed, in control and backed by a team that delivers on what it says it will do.

FAQs

Harry Sutton Smith - Block Manager

What is a Right to Manage (RTM) company?

An RTM company is a legal entity formed by leaseholders to take over management responsibilities from the freeholder, without needing to prove fault – giving residents direct control over how their building is run.

Do we need to switch managing agents once our RTM is formed?

Not necessarily, but many RTM companies do choose a new managing agent at this point. We support new and existing RTMs, helping directors decide what’s right for their building.

How involved will directors be if Haymarket manages our RTM?

As involved as you’d like. We handle the operational detail, but keep directors updated through regular reporting and are always available for input on key decisions.

How do you handle service charges across a large estate?

We produce clear, itemised budgets covering estate-wide costs alongside individual block costs, so residents can see exactly what they’re paying for and why -with transparent annual reporting throughout.
