Behind the scenes - what good communal spaces mean for leaseholders

This week our MD – Melissa Green – spent the day on site filming a newly completed set of communal spaces at one of the developments we manage.

We’ll be sharing the full video soon, but the day was a good reminder of why projects like this matter and what leaseholders should expect from their managing agent.

Why communal spaces matter

Shared areas are often the first thing a buyer, tenant or valuer notices.

Tired, neglected spaces drag down the perception of a whole building; well-designed, well-maintained ones do the opposite.

They protect and enhance the value of every apartment, make homes easier to let and sell, and give residents a reason to feel proud of where they live.

What a project like this involves

Improvements like this don’t happen by accident.

They start with listening to leaseholders about what they actually want, then planning the works, managing the budget and consultation properly and working with leaseholders / RTM’sĀ  to see it through.

The result in this case is a residents’ lounge with warm terracotta ceilings, a wood-slat feature wall, deep green seating and space for both a quiet hour and a gathering with neighbours – but the process behind it is what makes it repeatable.

Where your service charge goes

We know leaseholders want to see what their money is delivering.

Sharing projects like this – the planning as well as the finished result – is part of how we try to keep that visible.

Let’s talk

If you’re a leaseholder and would like to discuss what improvements like this could look like for your development – whether we manage it now or not – we’d be glad to hear from you.
